With condos outselling co-ops, 28 to 6, and a couple of townhouses in the mix, there were 36 contracts signed last week at $4 million and above in Manhattan.

The No. 1 contract was on the 86th floor at 157 West 57th Street, asking $39.8 million. This entire floor apartment has 6,236 square feet and includes 4 bedrooms and 5.5 bathrooms. There is also a 58-foot great room with breathtaking views of Central Park and both the Hudson and East River.

Built above the 5-star Hyatt Hotel, this 90-story, 90-unit condo was designed by Pritzker Prize-winning architect, Christian de Portzamparc, with interiors by Thomas Juul-Hansen. The amenities include the use of hotel services, a fitness center, pool, private dining, a library lounge, performance space, and a garage.

The No. 2 contract was PH88A at 15 Hudson Yards, asking $29.5 million. This duplex has 5,211 square feet and includes 4 bedrooms and 5.5 bathrooms. The apartment features a dramatic 26-foot ceiling in the living room with views of the Hudson River and the Statue of Liberty.

The condo building has 285 units on 88 floors with amenities that include a concierge, a fitness center, a 75-foot pool, a children’s playroom, a ballroom, and catering kitchen, and a residents’ lounge.

It was a stellar week in the luxury market in Manhattan as the summer season is off to a strong start and the streak of 30 or more deals continuing for 19 straight weeks! In this hot market, with the fear of coronavirus disappearing as more and more are getting vaccinated, buyers and a steady stream of New Yorkers are looking to upgrade apartments before missing out while both prices and mortgage rates remain at a low.
