Same as the previous week, there were 37 contracts signed last week at $4 million and above, which extends the streak of 30 or more deals to 16 weeks in a row.
The No. 1 contract was the 8th floor at 67 Vestry Street, asking $23.875 million, and it was one of the most expensive condos to sell in Tribeca. This full-floor apartment has 5,794 square feet and includes 6 bedrooms and 5.5 bathrooms. The 1,500-square-foot great room and master bedroom have a view of the Hudson River.
The amenities include a 24-hour doorman, fitness center, lap pool, steam and sauna rooms, a game room, and storage. Parking is also available for purchase. Designed by Gachot Studios, this 13-unit building is currently under construction.
The No. 2 contract was N28A at 565 Broome Street, asking $16.95 million. This apartment has 4,682 square feet and includes 4 bedrooms and 4.5 bathrooms, with 10-foot high ceilings. A 41-foot great room has a view of the Hudson River.
The condo building has 17,000 square feet of amenities and includes a concierge, fitness center, a 55-foot indoor lap pool, a sauna, a yoga studio, a children’s playroom, and parking.
565 Broome Street was designed by Pritzker Prize-winning architect, Renzo Piano, who also designed the new Whitney Museum.
Though things have slowed down in the market after weeks of upticks and ascension in sales in Manhattan, the good news of the streak of 30 or more contracts signed at $4 million continues. Buyers are purchasing larger condo apartments to accommodate working from home due to the pandemic. Year-to-date, the average size of condo asking $4 million and above is 3,011 square feet compared to 2,806 square feet average size from 2013-2020.
