[고급 부동산시장 보고서, USD $4백만 이상:
10/05 – 10/11/2020]

Last week, fourteen contracts were signed at $4 million and above, and the top 2 contracts were sponsor deals at asking prices above $20 million.

The No. 1 contract was the 34th floor at 432 Park Avenue, asking $28 million. This condo is a 8,088 square feet white box opportunity that must be renovated. Designed by Rafael Vinoly, 432 Park is a concrete-and-glass, 96-stories high building that can be seen anywhere in the 5 boroughs. The amenities include a fitness center, 75-foot swimming pool, children’s playroom, private dining room, parking, and a garden.

The No. 2 contract was PH45A at 25 Park Row, asking $25 million. This duplex condo has 5,956 square feet, and includes 5 bedrooms, 5.5 bathrooms, as well as 4 terraces that equal over 1,000 square feet in total. The living room presents dramatic 23-foot ceilings and two terraces. The unit’s north and west views overlook City Hall Park.

Designed by CookFox, 25 Park Row is 46 stories with 110 units. The amenities, designed by Studio Mellone, include a concierge, a fitness center, a 65-foot swimming pool, playroom, lounge, library, screening room, and garage.

The consistency of the number of contracts signed over the previous weeks underlines the notion that buyers are more than willing to get out and search for homes after months of lockdown. As many of the buyers were domestic and families, the appeal to live and have a primary residence in the city is going strong, with the market showing good signs of rebounding.
