Two fewer than the previous week, but nevertheless an upward trajectory, thirty-six contracts were signed at $4 million and above last week.

The No. 1 contract was the 5th floor at 1045 Madison Avenue, asking $13.45 million. This condo has 4,196 square feet and includes 6 bedrooms, 5.5 bathrooms, and a 366-foot terrace off the back bedrooms.

Designed in a traditional style by architect Peter Pennoyer, the 15-unit, 18-story new condo building called The Benson, between 79th and 80th Street. The amenities include a concierge, roof terrace, fitness center, half-court basketball, a children’s playroom, a library with a garden, and a pet spa.

For the No. 2 spots, there was a tie between a condo and a townhouse, both asking $12.995 million.

The condo was 18C at 10 Madison Square West, and has 2,527 square feet with 11-foot ceilings and includes 3 bedrooms and 3.5 bathrooms. Plus, there is a 2,167-square-foot terrace surrounding the unit. The amenities include a concierge, doorman, 60-foot pool, fitness center, and a courtyard.

The townhouse was a 20-foot-wide home at 40 East 67th Street. The house has 5,230 square feet and includes 4 bedrooms, 3 bathrooms, 2 powder rooms, 6 fireplaces, and an elevator. The townhouse needs to be renovated.

The last 3 weeks, with 104 contracts signed, have been the strongest performance since the last week in April and the first 2 weeks in May 2015. As things are turning around, with COVID cases going down and the vaccine, more buyers are taking the opportunity to find their homes, as it is a good time to buy, before activities really peak and prices get higher.
